The selling and price momentum for New Fairfield, CT during the first month of this year appears positive. Fifteen properties sold during January, one of those was a condo, the rest single family homes. New Fairfield is not much of a condo community, there are only two complexes, both for residents 55 and over.
The average selling price for all homes sold was $402,907, which represents a nice uptick over the same period last year when [interestingly] also 15 properties sold, but only for an average price of $319,477. The discount rate (difference between asking price and actual negotiated sold price) also improved from the overall annual 6.2% for all of 2015 to 5.6% in January 2016. The average days on market improved from an average of 161 days in all of 2015 to 123 days for properties sold in January 2106. Let’s hope the trend is indicative of a true improvement.
MOREOVER, from the chart below please note that two of the properties sold at exactly the asking price and THREE sold ABOVE the asking price, which demonstrates both good levels of pricing and a healthy demand.
